Our First Consultation will be at our Studio S Design Office at Tuggerah.
We will take a brief from you and discuss:
- Your lifestyle requirements
- Building envelopes
- Design essentials
- Budget and feasibility of construction
- Your wishlist
- Within a few days we will present an estimated cost to build your home on your land
meet on site
- Discuss how your home will be sited
- Take in views
- Plan privacy from neighbours
- Determine solar orientation
- Plan access to your site
- Discuss site restrictions
reports
Once you are satisfied with the costing, you will be required to make a deposit to arrange reports as required:
- Contour survey provided by a registered surveyor
- Geotechnical report (including soil test)
- Planning and zoning requirements and any restrictions
- Bushfire report (if required)
- Demolition quotations (if required)
design
- We will create a preliminary design and elevation from
the information we have gathered
- We will discuss and finalise the inclusions
We will present the plans for your review and discuss:
- Any alterations
- Further ideas and inclusions
tender
- Your tender will be presented to you with any variations
to your plans you've requested
- These items will be costed and a further deposit will be
required at this stage to:
- Finalise your plans for Development Application
- Arrange contracts to be drawn up and signed
- Select external colours and material finished
(required for DA)
- Submit your application to local authorities for approval.
commence construction
Once we have building approval, you have finalised your variations and colour selection and you have obtained an authority to commence construction from your loan provider, we will:
- Finalise detailed drawings of your home for construction for your approval
- Prepare full set of engineers for structural details of your home
- Obtain a Construction Certificate
- Once all the above items have been obtained we will start construction of your home.
