Our Knock Down Rebuild Process
Onsite Consultation
We visit your property to assess the existing structure, site access, slope, and layout. This free inspection helps us understand your block and determine the potential for a seamless knockdown rebuild.
Design Stage
We take the time to understand your lifestyle, preferences, and vision for your new home. Working closely with you, our team designs a bespoke home that fits perfectly on your block and meets your future needs.
Tender
With the design finalised and your site’s details reviewed, we provide a detailed tender outlining all costs. We also coordinate any required reports and external consultants specific to knockdown rebuilds.
Contracts & Approvals
Once you’re happy with the tender, we move forward by preparing the formal contract and handling all necessary applications and documentation for demolition and new build approvals through your local council.
Preconstruction
We manage all preconstruction requirements, including demolition approvals and removal of the existing structure. During this phase, you’ll also finalise your interior selections and design preferences with our team.
Studio Colour Consultation
Our expert interior designers will guide you through the selection of colours, materials, and finishes—ensuring every detail aligns with your lifestyle and makes your brand-new home uniquely yours.
Construction
With demolition complete and approvals in place, construction begins on your custom home. Our team keeps you informed with regular updates and scheduled site visits so you can watch your new home come to life.
Handover
Once construction is finished, we conduct a detailed walkthrough with you, hand over the keys, and provide all warranties and certificates. You move into a brand-new home on the block you’ve always loved—with our ongoing support just a call away.
See Why Locals Trust Us With Their Knock Down Rebuilds
“My site supervisor, Robert, who met with me regularly on site to check the building progress, was very good to work with throughout the construction and to the handover of the keys.
Both Amy and Sam in the Sanctuary office at Tuggerah were a great help throughout the process. Amy, with colour and inclusions choices before the build and Sam kept me up to date with construction progress on a regular basis. I felt that communication was important.
All in all I have a lovely home. Any glitches were attended to quickly and professionally and Sanctuary New Homes kept informed all the way through. So, I am very happy with my new home.”
Helen, Kooindah Waters Wyong
“From beginning to end I had a wonderful experience. First time builder and a single woman. I was always treated with respect and understanding. Amanda, Gary, Amy and Sam and all the contractors did a great job. They continue to support me even after I moved in. I would NOT hesitate to recommend and build again with them. Thank you Sanctuary for an amazing experience and a beautiful home.”
Wendy Czislowski
“Our dream was to build a Hampton style home for our large family. Early discussions with both Gary and Amanda, owners of Sanctuary, gave us the confidence we were dealing with a building company that provided personalised service. The building project, which included specialised slab peering, was completed on time and, most importantly, within budget. Gary and his team guided us through the building process. What can I say—the building outcome and the care to maintain our existing garden environment was excellent.”

Knock Down Rebuild FAQs
What is a knock down rebuild?
It’s the process of demolishing your existing home and building a brand-new one on the same block — allowing you to stay in the location you love with a home that better suits your lifestyle.
Is a knock down rebuild better than renovating?
For many homeowners, yes. If your current home has structural issues or doesn’t meet your needs, rebuilding can be more cost-effective and offer greater design flexibility than a major renovation.
Do I need council approval to knock down my home?
We build across the Central Coast, Hunter Valley, Lake Macquarie, Maitland and nearby areas. If you’re not sure if your block is in range, just get in touch and ask.
Can I customise the new home design?
Absolutely. We offer fully custom designs tailored to your land, lifestyle, and budget — or we can start with one of our existing floorplans and modify it to suit.
How long does a knock down rebuild take?
Timelines vary depending on approvals, demolition, and build complexity, but most projects take around 9–12 months from start to finish.
