Battleaxe Block Home Builders Central Coast
Turn Your Rear Lot Into a Private, Custom-Designed Home
Build a Custom Home on Your Battleaxe Block
With Sanctuary New HomesTM
A battleaxe block is a rear lot sitting behind another property, connected to the street by a narrow access handle. They are common across established Central Coast suburbs, and they are also the block type most builders quietly avoid. The access handle complicates material deliveries, concrete pours, and service connections, so many builders either decline the job or load the tender with provisional sums to cover their uncertainty.
Sanctuary New Homes™ takes a different approach. We assess your block before we issue a tender: driveway gradient and width, construction access, sewer and stormwater runs, power connection, and Central Coast Council’s requirements for rear lots. What that work costs goes into the tender as a confirmed figure, not an allowance that grows later.
The trade-off for the harder build is a better home. Battleaxe blocks sit away from the street, so you get privacy and quiet that front lots cannot offer, often at a lower land price. With over 25 years of building experience on challenging Central Coast sites, we design homes that make that seclusion the whole point: living areas turned toward the garden rather than the road, natural light drawn in from private aspects, and a layout planned around your block’s real boundaries and neighbours.

We know Central Coast battleaxe blocks
Battleaxe subdivisions are everywhere in the Central Coast’s older suburbs. As larger post-war blocks around Gosford, Wyong, The Entrance, and the surrounding areas have been subdivided, rear lots have become one of the most affordable ways to build new in an established street. The land is often cheaper than a comparable front lot, and the location is usually better: settled streets, mature trees, close to schools and shops.
The catch is the build itself. A narrow handle means concrete trucks, cranes, and delivery vehicles need a plan, not an assumption. Sewer and stormwater often have to run the full length of the driveway. Neighbours sit on three sides, so window placement, setbacks, and privacy screening matter more than they do on a standard lot.
None of this is new to us. Sanctuary has spent more than 25 years building on the Central Coast’s difficult sites: sloping land in all four gradient categories, tight-access lots, bushfire-rated and flood-affected blocks. A battleaxe block is a set of known problems with known solutions, and solving them starts with a proper look at your land.
Whether you already own a rear lot, are weighing up buying one, or are considering subdividing and building behind your existing home, we will give you a straight answer on what your block can carry and what it will cost.
Our Battleaxe Block Building Process
Onsite Consultation
We visit your block for a free site inspection and walk the access handle ourselves. We assess driveway width and gradient, construction access, drainage, orientation, and how the surrounding homes affect your design options.
Design Stage
We design for the block, not from a catalogue. Your home is planned around the realities of a rear lot: private outdoor living, light from protected aspects, and a layout that works with your setbacks and neighbours rather than fighting them.
Tender
Your tender includes the site-specific costs a battleaxe build involves, from service runs along the handle to any access works, confirmed rather than listed as provisional sums. You see the real price before you commit.
Contracts & Approvals
We finalise your contract and manage council approvals, including the access, setback, and drainage requirements that apply to rear lots on the Central Coast.
Preconstruction
We plan construction logistics around your access handle: delivery scheduling, equipment selection, and site setup that respects your neighbours. Interior selections are finalised in parallel.
Studio Colour Consultation
At Studio S, you work with our Interior Designer to select the colours, finishes, and features for your new home.
Construction
Our experienced team manages every stage of the build, with regular updates and site visits so you always know where things stand, even on a site you cannot see from the street.
Handover
We walk you through your finished home, hand over the keys, and provide your warranties. Our support continues through the 90-day maintenance period after you move in.
What Our Central Coast Clients Say About Building on Challenging Blocks
“We partnered with a project builder and found we couldn’t use the plan they had designed.
Sanctuary™ New Homes set about designing the single-storey, four bedroom home we had our hearts set on, to suit our triangular block.
Sanctuary™ New Homes are site specific as each home they build is custom designed for that specific block.
We proved you don’t necessarily have to pay project builder prices. Interestingly, I have spoken to other families in our estate who have built with project home builders and they (are) nowhere as happy as we are with our home.
We have no hesitation in recommending the seam at Sanctuary™ New Homes to those looking to build a high quality home at the right price. They include everything in the price up front so you know exactly how much to budget for.”
Starr Family, Gwandalan
“I found dealing with Sanctuary New Homes really easy and they were very open to my ideas and unusual requests when it came to design and different finishes that we wanted to use. Always prompt in getting back and friendly to deal with. Quality Build standard and would highly recommend.”
Nicole McGrath
“Our dream was to build a split level home that would suit our sloping block and growing family. Early discussions with Gary and Amanda gave us the confidence we were working with a builder who truly understood the complexities of split level design and offered personalised service.
The build, which required specialised site work, was completed on time and within budget. Gary and his team supported us through every stage—from planning the layout to final finishes—while carefully considering our land’s natural features.
What can I say—our split level home not only looks incredible but also works perfectly with the landscape. The outcome exceeded our expectations.”

Battleaxe Block Build FAQs
Can you build a custom home on a battleaxe block on the Central Coast?
Yes. Sanctuary New Homes designs and builds custom homes on battleaxe and rear-access blocks across the Central Coast. If other builders have turned your block away because of the access handle, that is exactly the kind of site we work on. We start with a free site inspection and give you a straight answer on what your block can support.
What is a battleaxe block?
A battleaxe block is a rear lot that sits behind another property and connects to the street through a narrow strip of land called the access handle. Viewed from above, the shape resembles an axe: the handle is the driveway, the head is the building area. They are created when a larger block is subdivided front and back.
Is it harder to get council approval for a battleaxe block build?
Rear lots have additional requirements around access handle width, driveway construction, setbacks, drainage, and privacy for neighbouring homes, and these vary with your specific site. We manage the approval process for you, and because we confirm these requirements during the site assessment, they are addressed in your design rather than discovered mid-approval.
Does it cost more to build on a battleaxe block?
Usually, yes. Longer service runs for sewer, stormwater, and power, driveway construction along the handle, and more complex delivery logistics all add cost compared with a standard front lot. The lower purchase price of battleaxe land often offsets this. Either way, our tender shows those site costs as confirmed figures, so you know the full price before you sign.
How do you get materials and equipment to a rear lot?
Construction access is planned before the build starts, not improvised on the day. During preconstruction we map out delivery scheduling, concrete placement, and equipment selection to suit your handle’s width and gradient. It is a logistics exercise we have run many times on tight Central Coast sites.
Can you build on a battleaxe block that is also sloping or in a bushfire zone?
Yes. Many Central Coast rear lots come with a second complication: a slope, a BAL rating, or flood-affected land. Sanctuary builds across all of these site types, including sloping blocks in all four gradient categories, so a combined challenge does not rule your block out. It just shapes the design.
What makes Sanctuary New Homes different from other battleaxe block builders?
Most builders on the Central Coast either avoid rear lots or price the uncertainty into provisional sums. We assess your site before tender, confirm the access and service costs, and put them in writing. Gary and Amanda Palmer are personally involved from your first call to handover, and our 90-day maintenance period means support continues after you move in.
