Flood-classified land is common across the Central Coast’s low-lying and waterway-adjacent suburbs, particularly around the Tuggerah Lakes system (Tuggerah, Wyong, The Entrance, Budgewoi, Toukley, Norah Head) and Brisbane Water (Woy Woy, Ettalong, Empire Bay). Buyers are increasingly considering this land because it’s often more attainable than a block sitting entirely outside the mapped extent, and because the outlook it offers can’t be matched further inland.
The catch is the design response. Your flood certificate sets a required floor height, and everything about the build- foundation type, floor system, sometimes the orientation itself- has to work around meeting it without the home feeling raised for its own sake. Drainage and stormwater need a plan, not an assumption, and depending on your specific site, a Section 68 approval may apply.

We visit your block for a free site inspection. We review your flood certificate (or help you get one), and assess drainage, orientation, and how the required floor height affects your design options.
Design Stage

Tender
Your tender includes the site-specific costs a flood-zone build involves, from foundation and floor system to drainage works, confirmed rather than listed as provisional sums. You see the real price before you commit.
Contracts & Approvals
We finalise your contract and manage council approvals, including flood-related conditions and, where relevant, a Section 68 approval for stormwater and drainage.
Preconstruction
We plan construction around your site's flood classification: foundation sequencing, drainage works, and site setup that accounts for the block's real conditions. Interior selections are finalised in parallel.
