BAL-rated blocks are common across the Central Coast’s hinterland and semi-rural areas, particularly around Mangrove Mountain and Kulnura, and in bushland-adjacent pockets closer to the coast. As buyers look further from the established suburbs for space and acreage, more of that land carries a bushfire rating, and the outlook and privacy it offers is usually the reason it was attractive in the first place.

The catch is the construction detail. Your BAL rating, assessed against AS 3959, determines the materials, glazing, and detailing your home needs, from ember-resistant roofing at the lower ratings through to fire-rated cladding at the highest. Depending on your council area, the build may also need referral to the NSW Rural Fire Service as part of the development application.

None of this is new to us. Can you build a custom home on a BAL-rated block on the Central Coast?

Yes. Sanctuary New Homes designs and builds custom homes on bushfire-rated land across the Central Coast. We start with a free site inspection and give you a straight answer on what your block can support.

BAL stands for Bushfire Attack Level, a measure of the bushfire risk a specific block faces under AS 3959, the Australian Standard for construction in bushfire-prone areas. There are six categories, from low risk through to BAL-12.5, BAL-19, BAL-29, BAL-40, and BAL-FZ (Flame Zone).

Bushfire-rated blocks sometimes require referral to the NSW Rural Fire Service as part of the development application, and this varies with your specific site. We manage the approval process for you, and because we confirm these requirements during the site assessment, they are addressed in your design rather than discovered mid-approval.

Usually, yes. Ember-resistant roofing, upgraded glazing, and fire-rated materials add cost compared with a standard site, and the extent of these additions depends on your specific rating. Either way, our tender shows those costs as confirmed figures, so you know the full price before you sign.
