Your location is a dream come true, but the house is outdated, poorly designed or falling apart at the seams.

While the idea of a knockdown rebuild can be daunting, the potential payoffs are huge. So if you’ve outgrown your home it’s certainly worth thinking about. It may be a cheaper alternative to moving or renovating, it also gives you the opportunity to stay where you are and build something you’re proud of.

You will have to demolish your old home and demolition is a significant cost factor that people miss when planning their knock down rebuild. Additionally, you will need to shut off all services to the property, such as gas, water, and electricity.

Costs vary per demolition, as will be the expected time frame depending on the size of your old home and whether asbestos is present. If asbestos is present, licensed asbestos removalists will need to come in and remove all external and internal asbestos before the demolition can occur. You will need to consider the cost of a rental, plus the cost of storing and shifting your belongings. Many factors influence the timeframe of a knockdown rebuild, but they can take up to 12 – 14 months depending on the size of the home and the accessibility to your site.

The good news though, is that you will have a financial advantage by not having to pay stamp duty on the property.

Bill and Mignon Tennant had decided that it was time to replace their holiday home where they had made regular family visits for over 17 years.

But the old home no longer suited their changing lifestyle, with eight grandchildren, and they wanted to continue to enjoy the unique benefits of picturesque Killcare with the expanded family.

Knocking down the old home was no cinch as there was asbestos to be removed but this was handled professionally. Once the home had been removed, the site needed considerable reparation.

To the rear of the home we have a huge hill with water flow issues around the area. Sanctuary designed a special drainage system for the site.

Working with local engineers, structural concrete poles were installed for the building slab.

It was really a seamless, down to earth process that gave us a lot of confidence. Whether we were communicating with the company’s administration, finance or the selection of colours, which is so important, we were delighted with the outcomes for our new home.”

The Tennants now have a beautiful new home for their holiday visits with five spacious bedrooms and two bathrooms with ensuites, four of which are on the upper floor including the main with walk-in robes and a parent’s retreat.

This is a home for family activity and relaxation away from the hustle bustle of suburban life. The designer kitchen overlooks the dining and lounge areas and then onto the sunroom and partially covered deck with delightful views of the waters of Hardy’s Bay.
